Abnormally high tenancy charges in condominium

I have rented out my flat in a condominium governed under the Maharashtra Apartment Ownership Act,1970, and not under the Maharashtra Cooperative Societies Act 1960. The condominium's annual tenancy charges are Rs.12/sq.ft., in addition to annual maintenance charges of Rs.14/sq.ft. When I questioned the abnormally high tenancy charges on grounds of being whimsical and arbitrary, I was asked to furnish the applicable sections of the MAO Act,1970 that prohibits these charges. What should I do?
