1year or 2year rent agreement

I have to rent out my house. I usually make 11 months agreement. Some lawyer suggested I should go for a 2 year agreement. I would like to know the implication of the tenure of agreement on the owner. What tenure is better.

Its completly depend on the Owner that for how much duration they want to make the Rent Agreement, if you are going to make Rent Agreement for more than 11 months than its important to make it Register.
