Agreement of sale cum gpa with possession

Dear sir, I wanted to know what's the difference between sale deed and agreement of sale cum GPA with possession?. Can we buy these kind of properties ( agreement of sale cum GPA with possession)? Any advice would be much appreciated. Thanks Sri

Never take a risk in investing hard earned money lured by any offers, the registered sale deed with such link documents, and No encumbrance certificates with possession and duly approved by a local advocate is the proper way to invest in residence for a peaceful life.

Agreement.of sale cum gpa does not confer title  ( ownership ) of property whereas registered sale deed confers title ( ownership ) of property.

Agreement to sell is mututal understanding between purchaser and seller of the property on certain agreed terms.

GPA is authority granted by principal to agent on behalf of executant to take action as stated therein the document, where ownership is not transferred in the name of attorney (agent).

Sate deed is transfer to title (ownership) of the property in the name of vendee (purchaser).

Possession is granted to a person who is authorised to use the property.

All above connotations are different to each other.
