What are the options of sale deed registration when the case is pending in the court

Y is the owner of the land, having Pattadar passbooks and sale deed. he has sold the land to N in 2018. N didn't know that there is a case between Y and some X person. the case is that the position of the land side by side syno's Now Y wants to compromise with X. what are is options of N and what is the Next Step of the N.

What are the relieves in the case between X and Y. If the suit is before the purchase by N then the Sale Deed is hit by the pendency fo the Suit. Give details of the facts and the details of the Suit.

[Advocate Alok Sinha New Delhi] Property alienation during pendency of suit is not illegal. It is not hit by doctrine of Lis-pendens as provided under section 52 of Transfer of Property Act. But the outcome of the suit would be binding upon subsequent purchaser. please read Hon'ble Supreme Court Judgment "Madhukar Nivrutti Jagtap Vs. Smt. Pramilabai Chandulal" , Civil Appeal 5382/2007, decided on 13.08.2019.
