Time limit for sharing property after parents die?

Both parents expired four years ago. Property (house and land) in Kerala State is registered in father's name. He has not left a 'Will' for the two sons and one daughter.

1) Is there a time limit for dividing the property among the children?

2) Is daughter entitled for equal share with the sons?

3) Can the property be registered in the names of all three children without making a division?

There is no time limit for dividing it, however, property should be mutated in the names of the heirs as soon as possible.

2) Is daughter entitled for equal share with the sons?

Yes.

3) Can the property be registered in the names of all three children without making a division?

Yes.
