If the correction is an unintentional typo or clerical mistake, and the Survey number is wrongly noted but the extent or boundaries are correct, such type of deeds can be rectified in Tamil Nadu. The extent, boundaries, and names of the parties cannot be rectified.

A mortgage deed can legally be rectified in Tamil Nadu. Under Section 26 of the Specific Relief Act, 1963, any registered instrument—including a mortgage deed—can be rectified if there is a mutual mistake, typographical error, or misdescripttion. The Clerical, typographical, or factual errors (e.g., misspelling of names, minor boundary descripttion fixes, or incorrect survey number typos) are allowed. Changes to the core financial terms, loan amount, interest rate, tenure, or substituting a completely different property. Officials view substantial alterations as requiring a Fresh Mortgage Deed or a Supplementary Deed rather than a simple rectification deed.
If the Sub-Registrar refuses orally, submit the draft formally along with a written application explaining the nature of the mistake. If rejected, request a Check Slip / Refusal Order under Section 71 of the Registration Act, 1908.
You can appeal against the Sub-Registrar's refusal to the District Registrar (Audit/Administration) of the respective registration zone.
Under Section 26 of the Specific Relief Act, 1963, if administrative channels fail, a civil suit can be filed for a decree directing rectification of the registered mortgage deed.
