Registration of maharashtra apartment association

We have a 6 Building apartment with 400 Flats. Builder is planning to form Apartment association under MAOA. There are couple of flats that are not sold, so when the deed of declaration is done, would the flat owners be able to update the property card on their name and get it reflected that they are the new owner of the land in 7/12 (Saat Bara)? If not then what time would it be possible to transfer/update the ownership of the land in 7/12 (saat bara) and have it reflected against the flat owners from the Promoter/Developer/builder?
