Property transfer and property division

Hi Experts,

I have following three questions arising out of a property transaction in my family. To explain the situation, we are 3 siblings, 2 brothers and 1 sister myself .my father has four real estate properties.  2 HOUSES, AND 2 PLOT of land.  He is not keeping well so my elder brother convinced him to transfer the properties in his name.keeping myself, my elder brother and my mother out of the picture.  My mother was just verbally informed of it without being shown any paperwork. and also she was asked not to give any property papers either which are with him.

I) What kind of transfer could it be and is it irrevocable. Can this document be superceded by the will of my father.

2)What legal steps we can take, so the property is amicably divided among all.

that is must be the gift deed, the gift deed is irrevocable and the person who get the property has got exclusive right over it and no siblings can challenge it , if the gift deed is not registered yet then talk you all the rest siblings to your father and convince him to distribute his property among all of you siblings so the unity ,love and respect of the family remains there with you .
