Hi,
I am the only son(46 years old) of my father (80 years old) who has an immovable property (house) in his name. My mother expired in 2011. My father was practising medicine privately and was attached to a religious NGO strongly since long. He was not interested in our household matters and even never took any responsibility of my mother while she was ill. After my mother's death in 2011, he suddenly left the house in 2012 and sent me a writing on a plain paper that he is going to spend rest of his life in an old age home. As he rarely communicated anything with us(I mean my late mother, myself, my wife), we were unaware of his impulsive move. He doesn't communicate with us and he has not responded to my calls either.
I have been living in the house (I mentioned at the onset) from the beginning as all successors stay with their parents. I have my own practice (physician) and my clinic is located in this house(ground floor) and I stay with my wife and my 2 daughters in the 1 st floor. I do all the maintenance of the house, pay all the electricity bills, taxes, telephone bills, land taxes etc (these documents are all in my father's name) from my own pocket and still doing so. I have never asked my father to pay these bills though these papers are in his name. Very recently I have renovated the 1st floor where I have been living and also the exterior of the house to maintain it.
Now my concern is - whether my father can transfer the property to anybody's else's name or donate it to any body or to the NGO where he is staying? Can he make a will or probate in this aspect? Is there any protection that I can take to prevent it because my source of income is from my clinic located in this house and I am staying in this house with my family?
I shall be obliged if anybody can highlight regarding this.
