i am about buy one flat which has one terrace which can be accessed only through said flat. Current sale agreement mentions that flat owner has right to use for the terrace.So will it be calculated in per sqft rate? Do i need to pay extra for that?

You have to see the terms of purchase, if the condition is implied, you may have to oblige, without seeing the papers a proper opinion cannot be expressed, consult a local lawyer and take further advise from him.
