'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Are said negotiations in writing and narrated in agreement to sell?
You have so far paid nothing (payment is not realized) and sale deed is not signed in your favor and you are not owner so you have not attained any rights equal to that of owner hence cannot act like owner…e.g to start renovation..
If you are satisfied by legal report of your counsel that TITLE is clear in all respects and there are NO defect in the said property then resolve all minor issues amicably…If there are defects then act on solid grounds..
The seller is also at liberty to proceed against you for any abrupt and untoward act by you e.g; cheque bounce and declinature to pay/buy as per signed agreement..
