You first of all lodge a criminal complaint agaisnt them for theft of your house property.
If there is a default in rental payment, you may fill up the blank cheque and deposit it in the bank for collection, if dishonored then you can file a cheque bounce case as per procedures of law.

Did you file police complaint qua alleged theft ? If so, what is the action taken ?
It is better to consult a local prudent lawyer for better appreciation of facts/ documents, which are vague and confusing in your post, professional advise and necessary proceeding.

You should file criminal complaint against the tenants for theft.
However you have the security checque, just enchash to the extent of your loss and rent if the checque is not blocked.
If the cheque is blocked get the memo and issue legal notice to file complaint under sec 138 NIA in court.

Sir, I have filed police complaint against tenants.
I need help to understand as to how to recover damages from them.
Damage-
things that have been damaged are double mattress, walls, water taps etc. Whole house has been left in complete mess and various articles likes water filter, remotes etc have been stolen.
If I file a case for damage, I would be asked to to how I asseessed the quantum of damage
The first is I can call representative from Urban Company or like company and they will let me know as to how much amount is required for renovation and will puchase items which have been stolen online and file a suit for recovery of the amount as by doing this I will be equipped with the Invoice. This will cover the cost of renovation only but the cost of items stolen will remain uncovered.
Second is I can call some assessor who can evaluate the cost of renovation and cost of the items stolen and can give me a certificate and I can file a suit for damages based on that but the catch herein is I do not have invoices of the items installed at the house but I can prove the same by rent agreement which shows that the said items were installed at the time of giving house on rent but I think that getting to the cost of the items stolen will be a difficult task
please suggest a better way to move ahead in this, thanks
