Matter of understanding

I would apprecaite the validity of this thought process. 

My mother (widowed) is incompetant due to severe cognitive dysfunction and unable to make any decisions. She has a house and a piece of plot on her name, and we are 4 children. 

With a view to adjust the properties within the family, a thought was raised to settle the matter within closed doors. 

Whilst my mother is alive, can I BUY the land and house, if the other 3 children give no objection or be signatories? Can the other 3 children create any problems after her demise? She is unable to sign due to her mental /cognitive dysfunction.
