Leave and license agreement

there are certain doubts

1. there was a leave and license agreement for 11 months the other party promised to sell the premises at a fixed rate after the leave and license period was over. the party wrote on a letter head that the property would be sold the price was also written on letter head. after the leave and license period was over the party refused to sell the premises but they had promised to sell writing on letter head.

2. the above party which who gave the premises on rent is not the actual owner of the property.  The actual owner of the propety is some one else and the actual owner is not bothered about the property because he has lots of property. this was realised when muncipaltity tax receipts where on the name of some other company now the tenant is not vacating the propety saying that the party had promised to sell writting on letter head and the tenant had aleredy made installation of assets worth 30 lakhs on basis that he will buy the property. the party who gave the property on rent is a fraud and wants the property back and the leave and license agreement was also not registered between the parties. should the tenant vacate the property and give it to the fraud party who is not the owner of the property.

Unless the Leave & License agreement is gone through, its difficult for anybody to give proper advice. Your narration also doesn't  give clear picture about the contract and the parties to the contract.
