Conveyance deed

sir/madam,

Recently the builder of our society in pune Maharashtra state executed the conveyance deed in favour of our society. So as per this deed the society has become owner of the open areas.

 Initially when we booked the flat we executed agreement of sale deed with builder. In order to become owner of the flat is it necessary to execute sale deed based on the conveyance deed in the office of the sub registrar to become legal ownership of the flat. Please make me aware of the legal views point.

A conveyance deed executed by a builder is not the same as a registered sale deed for a flat

While a conveyance deed can transfer property ownership, it's a broader term encompassing various transfer types, including sale deeds.

A registered sale deed specifically records the sale of a property and is crucial for legally transferring ownership from the builder to the buyer. 

Therefore please note that a conveyance deed executed by the builder in favor of the society is crucial for transferring ownership of the land and common areas to the society. 

However, individuals within the society also need a registered sale deed from the builder or the society to establish their individual ownership of their respective flats

Get a sale deed executed by society as title of the property has been transferred by builder in the name of society.
