Karnataka agricultural land exchange

Dear sir, question on title of 1 acre of agricultural land I am considering to buy. 2 clarifications I need

  1. To widen access to the land, the current owner "Person A" has made a swap/exchange deed with a neighbor and exchanged 1 gunta of land to benefit each other. But this deed is not registered, it is notarized. It seems in Karnataka Govt will not register any agricultural land transactions less than 5 gunta.  Is this a legal transaction and will the said deed hold any value? Can I build compound with this arrangement?
  2. On another border of the property there is 4 gunta of neighbours land. Person A has given them some money and made the owner of this 4 gunta land and his family sign sale/agreement deed basically relinquishing the property to Person A. But this is also not a registered deed and the record of rights document will retain the name the earlier owners. Is this safe, and will this deed hold any value? I am concerned that the other claimants will come in future and demand more money or land back.

Unlike some other states, Karnataka does not have a minimum size restriction for agricultural land purchases. You can buy as little as one gunta. 

However, it's essential to ensure the land has a valid survey number and to follow the proper registration process. 

You must execute a registered sale deed with the seller and have it properly registered with the local sub-registrar's office to transfer ownership. 

If you plan to use the agricultural land for non-agricultural purposes (like building a house), you will need to apply for a land conversion to change the land's classification.

However, local laws apply in the instant case.

It is better to engage a local prudent lawyer practicing property matters for proper analyses of facts/documents, professional advise and necessary proceeding, if you find any further queries.
