A housing society can decide to include parking charges within the maintenance bills, as long as this decision is made by the general body of the society during a meeting and is in accordance with the society's bylaws and local regulations; essentially, the residents need to approve this change through a vote.
The society's bylaws and applicable local laws govern the rules regarding parking charges and their inclusion in maintenance bills.
Parking charges included in maintenance bills should be considered reasonable and not excessively high
Under Section 84 of the MOFA Act, every member who has allotted the stilt or the parking space shall be required to pay the parking charges at such rate as may be decided by the General body of the Society at its meeting, irrespective of the fact whether he parks his motor vehicle or not.

It seems like you're asking about two separate issues related to a housing society's maintenance bills: 1. Sharing of external leakage costs: - The society can pay 60% of the external leakage charges if it's agreed upon by the general body or as per the society's bye-laws. - However, it's essential to check the society's bye-laws or relevant laws (like the Maharashtra Societies Registration Act) to ensure this is allowed. 2. Inclusion of parking charges in the maintenance bill: - Yes, the society can include parking charges in the maintenance bill if it's approved by the general body or as per the society's bye-laws. - Again, it's crucial to check the society's bye-laws or relevant laws to ensure this is allowed. Please consult with a lawyer or an expert in housing society laws to confirm the specifics for your situation. They can help you understand the legal implications and ensure compliance with relevant laws and regulations. Some relevant points to consider: - Check the society's bye-laws and relevant laws (like the Maharashtra Societies Registration Act) - Ensure approval from the general body or relevant authorities - Consider any potential disputes or objections from flat owners - Seek legal advice to ensure compliance and avoid any potential issues

Reasonable parking charges may be levied by GBM.
What do you mean by the term "external leakage repair" used by you ? Whether it (leakage) is part of common area or from the top to bottom individual flat(s) ?
