Importance of 7x12 extract for sale deed

 This is the query with regard to purchase of a bungalow. The present owner has purchased the bungalow from builder couple of years back with proper sale deed and sale deed has been registered as well with due payment of stamp duty. The present owner has Index 2 issued in his name.  However 7X12 extract does not reflect his name. 7X12 extract has builders name. The owner has applied to taluka office for providing necessary 7X12 extract.  I am interested in buying this bungalow from present owner. And would like to seek guidance from expert panel in this regard.  If I do sale deed for this bungalow when present owner does not have 7X12 on his name- will this sale deed be technically considered as valid? What are the risks involved in doing sale deed with 7x12 extract issued to present owner.  The owner is interested in completing the transaction in a hurry and promises that he will provide due 7X12 within a month after the sale deed is completed. Request if this forum can help to know what are the risks involved in such approach.  Regards.

Technically it is valid,but why dont you get entered the sellers name in 7/12.the land might not be a NA land.secondly the sub registrar wont register sale deed without 7/12.
