Nowhere it is mentioned that the rent will be increased by certain percent by the landlord. Our house comes under pagdi system and we are residing in the same house since more than 60 years

There might be some agreement (oral or written) under pagdi system of tenancy, is it so, if yes, show it to a local prudent lawyer. Generally rent should not be increased annually.

Thank you sir for your reply. As such there was no such agreement oral or written in which it was said that there'll be increase in rent annually.

This is about Maharashtra rent act:
As per the decision of Hon. Bombay High Court, the rent in a pagdi system tenancy can be increased by 5% of the basic rent annually. This will be discontinued after a total increment of 25%% of basic rent.

A little correction:
Section 11(1) of the Maharashtra Rent Control Act, 1999 allows landlords to increase the rent of premises by 4% per annum. This yearly permitted increase applies to properties let out for residential, educational, business, trade, or storage purposes, and is computed upon the existing rent at the time of the increase.
