Fungible fsi calculation

I have a MHADA flat in Jogeshwari (W). My actual carpet area is 236 SqFt and have 10% balcony i.e. 24 SqFt totaling it to 260 Sq.Ft.

Now my building is going in redevelopment. As per new DC Rule, I am eligible to get 35% Fungible FSI on my existing carpet area.

My existing carpet area is 236 FT. Fungible FSI of 35% on it is = 83 FT.

My Question is that what will be my new area from below two :

1.       260 + 83 =  343

       OR

2.       260 + 83 – 24 FT (Existing Balcony) =  319

Will as per the rule my existing 10% Fungible area of 24FT will be adjusted from the new Fungible area or not.

As per my understanding of new DCR rules you are entitled to 260 sq.ft -10% +35% funglible area = 315.9sq. ft.

Fungible FSi is calculated on Built up Area (BUA) and not on carpet

1>Convert your carpet to BUA

2> Remove 10% Balcony  if included

3> Add 35% BUA to this
