Divide The Cost Of New Built house

Good Morning
to all.

I lakshya, bought a land, did construction work. now would like to share the cost of partners.
as we are three partners to make this house. how to separate cost of our holding area a per law and mutual understanding. please guide us as it's a happily matter of family members.

it's a duplex made in purely residential area there will no commercial value of ground floor in future as well.

Land size. 1000 sqft

Ground FL Const 1000 sqft
First FL Const 1000 sqft
Second FL Const 300 sqft
Stair Tower on 2nd FL 200 sqft

Const Value Combined 2500 sqft
is 35,00,000
Land. 20,00,000 = 55,00,000

my question is on the land who has right to keep hold. if 1 party then it makes cost difference in shared area. what will be common areas for all three.

please guide me
