Direct sale deed after mou

Hello,

 I plan to purchase property with direct MOU and sale deed since there is no loan process required.

My action points are below and please confirm if they are correct. These property is in PCMC(pune).

1) I will register MOU with token amount of 1 Lakh.

2) i will directly go for sale deed for said property thereby paying stamp duty, registration and  remaining payment.

3) on same day, will issue check to owners bank with pre approval with bank authorities and they will release the original papers parallely.

I have approached the owners bank from where he has taken homeloan and they agree that you can pay outstanding loan cheque on sale deed finally.

I hope its fine and i can pay stamp duty registration with sale deed, no need to enter agreement to sale.

Please confirm and advise.

With above arrangement, I will be doing sale deed without originial documents. Is this possible?
