If a sale-deed was registered by sub-registar according to the laws and genuine facts.
Can sub-registrar cancelled it?
And is there any time limit after that he/she can't cancelled it.

A seller cannot unilaterally cancel a transaction without the buyer, and that a registrar of documents need not blindly accept unilateral cancellation deeds.
