Since the said 1 rupee paper is not valid sale deed the said person could not mutate the land in his/her favor.

Ask your father and uncle from which date/month/year they are aware of the possession of land with said person and on which date/month/year the grandfather died and on which date/month/year they applies for inheritance to be recorded in their name and came to know of the said sale to said person and possession being under him and to act in the matter.

Approach your own very able senior LOCAL counsel of unshakable repute and integrity specializing in such/adverse possession/civil matters and having successful track record ….. and worth his/her salt …and discuss in person and even with seasoned PIP and proceed in best of your interest.. ASAP.

For such counsels; Check at LOCAL Civil Courts, HC,SC……..

Since your father and uncle are alive take them to  a very able counsel as already suggested.
