Advice needed

Dear Sir,

We are a dual residence with 16 shops on the ground floor and 56 flats above in Thane Maharashtra.

We have a few shop owners using the shop to stay with their family.Is it permited by law or can we take action against them.

Also does the chajja area of 4 feet in front of the shop belong to shop owner or the CHS Ltd.We have also aqquired our conveyance deed.

Your advice and cooperation will be highly appreciated.

If the RWA bylaws state that the chajja of the shops are common areas then the association will become the owner of that common area too along with other common areas.

If the shops are mentioned as commercial then the owner's act of keeping his family in the shop can be objected.
