1 st gpa valid or 2 nd sale deed valid

Hi Sir/madam,

I have a query,

Party 'A' is claiming that , Owner 'A'  in 2008 has laid a layout and sold a property '1' to party 'A' through GPA .

After few years in 2012 Owner 'A' has sold the same property '1' to party 'B'(Me) by executing absolute sale deed.

Note: When i have taken EC from sub registrar office,  Only the transfer of sale deed is shown in form 16.

No where the GPA details are mentioned.

In the above case, 

Will GPA transactions be part of EC ? 

Which documents in valid GPA or Sale Deed ? 

Can you please clear my doubts
