Action on Secretary of Apartment Owners Welfare Association. I am a member in our new apartment welfare association since 6 months in Chennai (TN). The Secretary is very very irresponsible and serves different menu for different people. The Secretary is very very short tempered and uses abusive language in you ask him any questions or does not listen to him. In short he is a HITLER type. Everyone is scared of the Secretary of the association because he is having close contacts with the builder of the apartment and is infact working for builder also besides his wife is owning the flat in the apartments. Recently I had serious verbal arguments with the Secretary because I got vexed up with this irresponsible behaviour. Since then he stopped talking to me. He (Secretary) avoids me. He also warned me that he will Cut Water Supply to my Flat and will not accept any Monthly Maintenance charges from me. I understand his mind and he is waiting for me for a default in Monthly Maintenance charges. He has told all people working / security / cleaning & maintenance staff in the apartment to neglect me. He started harassing me by not accepting Monthly Maintenance Charges from me. I am really worried with his behaviour. I informed to President of our association but he is help less because the Secretary is having close contacts with Builder as builder is owing 40 flats in the apartment. Please advise me what sort of action I can take on this Secretary of Apartment Flat Owners Welfare Association because he is not collecting Monthly Maintenance from me and threatening to disconnect water supply. Everyone supports Secretary because of his nature and close relationship with the builder. Please advice what action I can take on this Secretary of Apartment Owners Association. How I can protect my Rights without loosing my Self Respect. Thanks in advance. Manjunath Chennai

Respected Sir ,I would urgently want to know,if lending money without a proper license at interest rates of 8-10% is accepted and torturing for that money even after 4 years is allowed ,even on paying regular interest by the money borrower,who further cannot or is in a position in which he/she cannot pay the interests any more??? Can this case be legally fought in the court???

Dear Prabhakarji, i have a question, i had bought a property in Chennai Sub-urb in 2001 but i stay in bangalore, it so happened that i was in gulf for about 8 years and i have the original sale deed of that property and i never got a chance to go to chennai, so i never got it registered the property in my name is it possible that i lost my property? the sale deed is still with me only and i had bought it from one of the reputed real-estate company namely Latif Estateline India Pvt. Ltd., i had put my life savings on it., i dont own anything except that piece of land please give me your opinion on it since i see that you are an expert in this field..

Hi, I want to do the mutation of my land in which , we have built our home. Our home is in private society. Some of our neighbhood already done with the mutation. Our khasra number is 998. For the mutation, I have approached one lawyer. We have given all the required information and he already taken 7000 Rs. from us. Now around 2 years are over, still that lawyer is not able to do mutation and not ready to return the money also. He is again asking for more money. Everytime he ask for some more money and time. And after taking the money and time, he is failed to do the mutation without any statisfied reason. I have three questions:- -How much time and money is required to do the mutation of the land? - What is the procedure to do the mutation? - I am suffered a lot from this laywer, he is making us fool from past 2 years.What action I can take against him? Please reply to the above three questions. Thanks in advance.
