A caveat is a sort of statutory injunction that forbids the registration of specific real estate transactions. A caveat also serves as a formal notice or caution to inform the public that there is an interest in the land or property for a specific cause.

Caveat emptor is a Latin phrase which means "Let the Buyer Beware" implies that the potential buyer of the property is warned to do research and ask pointed questions of seller.
