Hi All,
We signed a sale agreement (unregistered) with a buyer on Aug 2014 with 3 months validity period to sell our land for 50,00,000 and received an advance of 1,00,000 rupees. The buyer is delaying to pay the remaining amount and not ready to cancel the sale agreement (which was already expired).
Please advise whether we can sell it to some other buyer as 3 months validity mentioned in sale agreement was expired?

Few more points to add on,
- This agreement is for a land in Tamil Nadu
- The buyer is currently unreachable. He is an unknown person to us. He was introduced by one of our relatives and that relative is not ready to reveal his contact information
- Please let us know the process to refund the advance paid and confirm whether agreement cancellation is mandatory
