Validity of gpa in blood relation

Hi Sir,
I am in the process of buying a flat in Gurgaon which is currently owned by the seller and his father (i.e. sale deed of that flat is registered in their name). Now seller's father died intestate a year ago, leaving behind three legal heirs: Wife, 1st Son (seller) and 2nd Son (Seller's brother). Now the seller's brother stays in USA (permanent resident) and has given a GPA in name of seller. Similarly the mother has given GPA in her son's favor (i.e. seller). The brother's GPA has been stamped by Gurgaon's collector and mother's GPA has been registered in Kolkata (seller and his mother reside in Kolkata).
Please advice if I can go ahead and sign the sale deed with seller based on above documents or is there any other formality required from seller's side before I purchase that flat. I appreciate your help.

Verify all the documents confirming the title of the seller and go ahead with the sale.
