The buyer claims the return of expenditure of the process

I want to sell my row house so I published the advertisement. The buyer aprroched and over telephone the deal is done. I am staying in Banglore and the property is located in Mumbai. so, on 50K minor advance for the property agreement cost 1.10 Cr. with all digital transaction. The process stared and I shared all the documents on whatsapp. I always taken the feedback wheather bank loan process is completed and can go for registration. Bank has taken almost 2 months time to process the loan case. The 10 June is the finalized as a date for registration i.e. sale deed skipping the agreeemnet of sale. I booked the air tickets but the buyer has not sent any information and I returned back to banglore without doing sale deed and any contact with the buyer. After some days the buyer created panic that your ekyc is missing and you are delating the registration process, do it urgently. I told that as 10th June is missed for the sale deed, now lets go leggally, lets do agreement of sale by paying 10% upfront advance and then only I will come to Mumbai as i done one trip without any output and then do the agreeement of sale at mumbai and ekyc and bind each other legally, followed by sale deed. The buyer denied saying I will not transfrer 10% of value of agreeement, I do not know you, it is not possible to send digitally the big amount of 10 L etc. yo have to come here... etc.. I sent the 50K back to his account immediately. Now he is claiming the 30K expenditure occured during the processing loan case threating to go to police copmplaint with the whatsapp chat as evidance for the case that I am asking 10L ransome. I want to experts that if there is no legal document signed between buyer and seller, is the buyer can file complaint against seller based on whatsapp chat and call recording.

The proposed buyer has not entered into a formal agreement too neither a MOU was signed between you both.

Since you have records for returning the amount he sent to you, you may issue a legal notice to him with the details of what has taken place so far and warn him to desist from following any legal procedures despite this explanation given to him or else to face the legal consequences that may arise in this regard at his costs.

Sale/purchase agreement was oral and the money received by you has already been refunded as stated by you. Accordingly no claim remained against you.

Moreover, the dispute if any, is of civil nature and police has no jurisdiction to interfere.
