Sale of tenanted flat

I am selling my flat which is tenanted to a buyer.  The buyer has no objection and the tenant is also OK with this.

What clause I should insert in the sale deed to avoid legal wrangles in future.?

You have to mention in place of usual peaceful vacant possession being given , that the flat has a tenant and house is being sold alogn with possession by tenant on as is where is basis and buyer has no problems with occupation of house by the tenant. Seller shall not be responsible or accountable in any manner to buyer for the tenancy and all consequences arising there from in future.
