Rent not paid by the company

Sir My query is that i had given my owned building to a company on rent for which i was receiving rent which was to be paid by the company every month..now since one year the company had stopped giving me rent and they are delaying on one pretext or another for giving me rent arrears due to me,despite giving various notices to all the concerned persons of the company...and now they had informed through a notice that they are leaving the place within a month..

 

Now should i file a complaint u/s 420 r/w 120-B IPC against the owner, managing director and other concerned persons to build up pressure on them in order to get the rent arrears...or should go for civil remedy..??.as the company is clearing that place by regularly shifting their things..

I don't think S. 420 wil hold. Your option is to build further on the notices given and file a civil case for amounts due, IMHO.
