Dear Sir,
We have a commercial building in Kerala and a few rooms are rented out basis on11 months contract.
Now the rent is due and tenant is hesitating to pay or come for any settlement whilst he is using the property even the contract period end months ago; I would like to know if I go for a dispute to recover the arrears is this a better approach? if so whether the rent will be paid for the period of the dispute addition to the due amount? When will be the landlord get the arrears, I mean will it only paid after the dispute over (I am afraid the dispute continues for long period)?
