Related to legal heir/succession certificate

Both of my parents are no more. 

My father owned a piece of agricultural land, located at Jalagaon, Maharashtra, whereas mother owned a residential property (an apartment), situated in Thane district. The address of the deceased at the time of death & the permanent address on both of theirs death certificates are located at Thane district.

So now, can we, the legal heirs of the deceased, get both the properties transferred in our names by applying for a single joint legal heirship/ succession certificate (on which both the properties are mentioned) from the Thane court? 

Or

We will have to apply for each property separately, as they fall under different jurisdictions?

[Asking as it will save us a lot of money & time if we can get it done jointly & preferably locally (from the Thane court)].

You can apply for a legal heir certificate if you have no disputes over the property among you and your siblings.   One certificate is sufficient for all the properties.  You have to divide both properties by mutual understanding and execute a registered partition deed.  The registration may be done at one place, either at Jalagaon or at Thane.

Apply jointly for all properties, whereever these (properties or legal heir) are located.

A single legal  heirship certificate mentioning the properties at different location will also be a legally valid certificate.
