Registering land after settlement deed..

Sir,

I am planning buy a 40cents out of 1.2 acres agriculture land near to Chennai from H1,G1,G2,G3

Details:

The property belongs to person "X" (got from his family settlement at Sep-1965 about 1.2 acres)

"X" selled the land to a lady "Y" during June 2001

"Y" having a husband (H1) and 8 children's (3 gents as G1, G2, G3 and 5 ladies as L1, L2, L3, L4, L5)

"Y" Died on Feb 2004 and now death certificate of "Y"and other legal certificates from corporation is available with the names of H1, G1, G2, G3, L1, L2, L3, L4, L5 (all are alive, major and married having kids)

H1 made a settlement deed for the property on June - 2005 as (35 cents for L1,L2,L3,L4,L5 as 30%) and (rest 70% as 85 cents for H1,G1,G2,G3)

Now H1,G1,G2,G3 group'ly willing to sell the 50cents from the 70% of their share land to me, but they are telling their is no requriement for L1,L2,L3,L4 and L5 signatures for my registration...

All EC and other things are OK...

Queries:
Pls. let me know..
1. Apart from H1,G1,G2,G3. Whether the Ladies L1,L2,L3,L4,L5 all need to sign the documents during registration of land documents?

2. Is their court order is required for grand kids or children's of G1,G2,G3.. & L1,L2,L3,L4 and L5

3. Pls. tell me Is their any safe way of registering the land?

4. How to pay the money and if draft means % wise how much Draft i have to make on each name (H1, G1, G2 and G3... if applicable means alsohow much for L1, L2, L3, L4 &L5)
