Regarding rented office space

Hi I am an Architect working for a design firm. I wanted some advices regarding my rented office.

My grandfather being an architect had opened an office around 35 years ago in a rented office space.

It has been four years since my grandfather has expired and his office setup has been handed over to me as per his wish. I was still studying when he passed away and I completed my higher studies in June 2013.

Since I was not earning during my study period so I could not pay the rent for office. My parents paid the rent for some time but later they could also not pay.

I paid the office rent as and when I had money and now there is a balance of seven months which I could not pay. 

Now the landlord is asking me to vacant the office and threatening me of filing a case.

Presently I do not have enough projects to run the office but I definitely plan to continue the office as soon as possible as I want to continue my grandfather's hereditary profession.

Kindly suggest me what are the rights and responsibilities of tenant related to this and can the landlord force me to vacant the office.

I dont want to get into legal complicacies as I have just begun with my carreer and I do not have enough funds to pay for the cases. What should be my next move.
