Regarding property buy and sell - power of attorney

I am Indian resident currently residing outside india and I have property in Bangalore City which is in Karnataka state and i also want to buy land near Krishnagiri which is in Tamil Nadu State.

Can i have single Power of attorney registered in Karnataka for selling my property in Bangalore and also use same for buying property in Krishnagiri?

or Should i have seperate power of attroneys for each of the property?

The power of attorney deed executed to sell the property in Bangalore will have the schedule of property at Bangalore however since you have not decided the property proposed to purchase at Krishnagiri in the absence of details of property. you may not be able to use the same power deed for both the transactions.

It is better to get two different PoAs executed and attested / registered for each property.

As an Indian resident residing outside India, you'll need a Power of Attorney (PoA) to manage your properties in India. While it's possible to have a single PoA registered in Karnataka for both selling your property in Bangalore and buying property in Krishnagiri, Tamil Nadu, it's recommended to have separate PoAs for each property. Here's why: 1. Jurisdiction: Karnataka and Tamil Nadu are different states with distinct jurisdictional laws. A PoA registered in Karnataka might not be automatically valid in Tamil Nadu. 2. Specificity: Having separate PoAs for each property ensures that the scope of authority is clearly defined for each property, avoiding potential conflicts or misunderstandings. 3. Clarity: Separate PoAs provide clarity on the specific powers granted for each property, making it easier for the PoA holder to execute transactions. 4. Acceptance: Some registrars or authorities might be hesitant to accept a single PoA for transactions in different states or jurisdictions. To minimize potential issues, consider executing separate PoAs for each property: 1. One PoA for selling your property in Bangalore, Karnataka. 2. Another PoA for buying property in Krishnagiri, Tamil Nadu.

One General Power of Attorney is sufficient to sell the Karnataka property and to buy a site at any place in India.  But you have to mention in the POA clearly that the agent can sell and buy properties on your behalf.
