Redevelopment of pagdi chawl - rules for tenants

Dear Sir,

My chawl is located in South mumbai. Its almost 100 yrs old with 150 tenants 100-150 sqft house each and was owned by a TRUST. Recently the trust has given the rent collection and redevelopment rights to a Builder. The builder now intrested in redevloping and is offering 390 carpet (including fungible FSI) and 22k\mnth rent and ownership when developed. However he will be separating the old tenants building and new Appartments for his profit [we want same compound for all wings\buildings]. 

My Questions:

1) Is 390sqft ok or we can ask for more - around 450 or less.

2) We do not want a seperate building for tenants and separate paved Appartment for resale by developer since he would definately use good quality construction for his resale flats as compared to old tenants building. Can we OR how can we force him to mix tenants and resale flats?

3) Can pagdi system tenants form a redevelopment commite or should we form a PROPOSED Co-OPERATIVE HOUSING SOCIETY to take over the matters with the developer.

4) Can we ask for Ground floor\floor parking. Are there any MAHADA rules for parking allotment in Pagdi redevelopment. If yes will this be free or paid?
