Venkat obtained a GPA from his mother in 1989, the GPA was not registered house no 14 in bangalore. Venkat executed a registered sale deed to Surya in 1989. The Surya expired in 2011. Khata is transferred to Surya's wife. Property tax is paid so far. Surya's wife is selling the property. The GPA document is NOT available and not registered with sub registrar office in 1989. Can i purchase this property?

once Surya wife got Khata on her name. She is having rights to sell the property. Any body can buy it.

I am afraid that mere mutation cannot get any title unless adverse possession etc., are considered.  By moving the matter with GPA holder, if that seller is unscrupulous he may threaten you with claims.   It is always better to consult a local advocate.

Venkat executed a registered sale deed to Surya in 1989.  This is a plus point as venkat is having a title in his name unchallenged over 30 years.  But what about Venkat's other legal heirs than his wife ?
