Patta mismatch with fmb

Hi I have registered 2 plots as per sale deed 1800 sq ft x 2. FMB Shows 12 boundries and quantity in meters is reflecting correctly as 36 x 9 or 3.4 Are but the total quantity mentioned in FMB header and patta is only 1.7 Are. This is in Cheyyur taluk, near kalpakkam Any suggestion how to get this corrected? Any Chennai lawyers who can offer service to fix this for a fees.

A patta mismatch with the Field Measurement Book (FMB) can be a significant issue in property transactions. Here's a detailed explanation and steps to address this problem:

 Understanding Patta and FMB
- **Patta**: A patta is a legal document issued by the government in the name of the actual owner of a particular plot of land. It includes details such as the owner's name, survey number, and the extent of the land.
- **FMB (Field Measurement Book)**: The FMB contains detailed sketches and measurements of land parcels. It is used by the revenue department to maintain accurate records of land boundaries and sizes.

Common Issues
- **Discrepancies in Area**: The area mentioned in the patta may not match the area recorded in the FMB.
- **Boundary Mismatches**: The boundaries shown in the FMB may differ from those in the patta.

Steps to Resolve Patta and FMB Mismatch

1. **Survey the Land**: Engage a licensed surveyor to measure the land accurately. This will help identify the exact boundaries and area.
2. **Compare Documents**: Compare the survey results with the patta and FMB records to identify discrepancies.
3. **Approach Revenue Authorities**: Submit an application to the local revenue authorities (Tahsildar or Revenue Inspector) explaining the discrepancies and requesting a correction.
4. **Submit Supporting Documents**: Provide all relevant documents, including the sale deed, patta, FMB sketch, and the surveyor's report.
5. **Correction Process**: The revenue authorities will verify the documents and may conduct a field inspection. If the discrepancy is confirmed, they will update the records accordingly.
6. **Obtain Corrected Documents**: Once the corrections are made, obtain the updated patta and FMB records.

 Legal Recourse
If the revenue authorities do not resolve the issue, you can:
- **File a Complaint**: Lodge a complaint with the higher revenue authorities or the District Collector.
- **Legal Notice**: Send a legal notice to the concerned authorities demanding the correction.
- **Court Case**: As a last resort, file a case in the civil court seeking a directive to the revenue authorities to correct the records.

 Additional Tips
- **Consult a Lawyer**: It is advisable to consult a lawyer who specializes in property law to guide you through the process.
- **RTI Application**: If you face delays or lack of response, file a Right to Information (RTI) application to get updates on the status of your application.

I hope this helps! If you need further assistance, feel free to ask.
