Land use and betterment charges

What is the legal position of a land not converted from  agricultural use to Residential use yet residrbyidl building built upon and betterment charges paid to BBMP

betterment charges paid to the Bruhat Bengaluru Mahanagara Palike (BBMP) for non-converted residential land in Bangalore are legal.

Property owners must pay betterment charges when they first develop a property, and also when they renovate or redevelop it. 

It's important to get a receipt for the charges, as you may need to pay them again if you don't have one.

It is important to note that non-agricultural use of land that has not gone through DC Conversion is not a good idea. This is because such properties will not be able to obtain an “A Khata Certificate” from the BBMP.

I understand that if a land is not DC converted from agriculture to Residential  purpose even  if it falls  under BBMP limits ,even after payment of betterment charges and getting e-katha (which reflects sq ft measurent in placd of guntas ) A katha is not given at the later stages.pls confirm 

Suppose a builder wants to develop and sell plots will plan approval be done

If a land isn't DC converted from agricultural to residential purpose, even if it falls under BBMP limits, the developer may face issues with plan approval.

Although payment of betterment charges and obtaining e-Katha (which shows sq ft measurement instead of guntas) are steps in the right direction, a Katha certificate might not be issued later on.

Betterment charges are essentially a part of property tax paid to municipal authorities, and non-payment can lead to trouble.

 In your case, since the land isn't DC converted, the builder might not get plan approval to develop and sell plots.

Here are some key points to consider: -

*DC Conversion*: The land needs to be converted from agricultural to residential purpose through a DC conversion process. -

 *Betterment Charges*: Payment of betterment charges is necessary, but it's not a guarantee for plan approval. -

 *e-Katha and Katha Certificate*: Obtaining e-Katha is a step in the right direction, but a Katha certificate might not be issued later on if the land isn't DC converted. -

*Plan Approval*: The builder might not get plan approval to develop and sell plots if the land isn't DC converted.
