Joint property benefit

Respected xperts

If divorce happens if properties registered as joint property can wife claim r sell entire property with out husband concern?

Secondly if divorce happens and husband married another women and he has joined property with second wife can first wife claim that propery? 

Pls advice which is best option for a married person.

If divorce is granted by the competent court, the issue of joint property, if raised during proceeding of the case, it stands sorted out. Otherwise, .i.e, if the issue is not raised wife is ttitle hoolder and she has right in the said property and she can  sell her share.  

Subsequent to divorce and remarraige first wife has no right, claim, interest or  title in the property purchased by such husband in the joint names of himself with second / subsequent wife.

The divorce is a separate subject to that of the division of joint property, it is not automatic with the divorce. As the property is jointly owned by husband and wife, both are having equal rights in the property, if their dispute over property is not resolved between them on an amicable note, then they can approach court for partition of the property, the court will decide the suit on the basis of the circumstances of the case. If the second wife is joined as joint owner in the self acquired property of the husband, the first wife who stands divorced cannot claim any rights in that property and even otherwise the first wife or the second wife cannot claim any share in the self acquired property of the husband at least not during his lifetime
