Grant land purchase

After the conversion, the original grant landowner gave authority to the GPA (General Power of Attorney) holder to sell the land. So, the GPA holder sold it to Ujwala Constructions, who developed a layout on the land. Now, in the Encumbrance Certificate (EC), the name of Ujwala Constructions appears, but in the RTC (Record of Rights, Tenancy, and Crops), it still shows the name of the original grant holder.

 - *Verify the EC*: Double-check the EC to ensure it accurately shows Ujwala Constructions as the current owner. -

The seller has to first get the name transferred in the RTC records to his name after which the buyer can apply for name transfer after purchasing it.

Who was the GPA who executed the conveyance? When? 

It is ideal that that the property is got mutated in the RTC.

The grant owner gets his name recorded in RTC and after obtaining permission from the Revenue authorities, the grant owner can give POA and then it will be registered and the buyer shall get his name in RTC.
