Documents related to land registration

Kindly help me in understanding various douments required in sale/purchase of land. Also clarify various terminolgy used.

which land it is so title is very importrant , with out that nobudy canot give a 100 percent advice properly.

For Sale or Purchase of immovable property the following documents are important among other documents: -


  1. Parent Documents (Mother Documents)
  2. Encumbrance Certificate for a period at least 30 years or from the date of the mother document.
  3. Ownership Certificate from the Revenue Department (Patta, Chitta, Adangal, "A" Register Certificate in TN)
  4. Legal Opinion on the title of property from the competent Advocate.
  5. Layout Approval, Building Plan Approval from the Competent local authority to construct building.
  6. No Objection Certificate from the competent authorities if the land is under the land acquisition proceedings etc.,
  7. Title Documents in favour of the present seller/vendor and his/her predecessors in title.
  8. Letter for Classification of the land from the competent authority (whether it is primary residential zone, commercial zone or any other zone).

 

However the above stated documents are vary from the nature of land and statewise.


Experience in civil law and real estate will help you to understand it thoroughly.
