Compensation in case of land on which mutation is not done

Dear Sir, My name Ahana. I am writing this e-mail, as I need an important piece of advice. In 2015 my father purchased a house at a certain location in Kanpur, uttar prdesh. He got the proper registration done for this newly purchased property. But the problem is that mutation or patta or dakhil kharij is not done so far. The electricity bill comes in the name of previous owner. Now this made me and my mother concerned. So I did a bit of internet research and found the following, " there are 2 types of mutation----- 1. mutation for agricultural land ( which is must ). In case if the government wants to acquire the agricutural land, then the compensation is paid to the person in whose name the mutation deed is made. And 2. Mutation for non agricultural land." Government has passed the order to construct a highway through our localiy. Construction is not started. In this case who will get the compensation for this property of ours ? will it be us or the previous owner. Also, tell how can we check whether our land is registered as agricultural land or residential. Is this written on registration document or not? I would be grateful if you solve this query of mine. This might relieve us of worries we have. Thanks.

What you have purchased is a House and not a land.  Therefore the property being an agricultural land simply does not arise.

Even now, you can have the mutation effected in records.  Approach the Municipal Authorities and they will guide you in this regard.  At least now, do not waste time.
