Cheating

Respected 
One of my friends came to me a week ago, came to me and offered a piece of land that is in his name. As he said, I was regularly demanding my money from him; lastly, he came to me and offered his land. My money was 40 lakh, and his land price is 75 lakh. We both went to see the land, and there is a one-room kitchen set already built on the land, and I asked for him for papers and documents; he said it's in the bank and will provide copies of all documents within a week. After that, we have done an agreement to sell, and I gave him 10 lakh rupees, and he said I will adjust your money in this deal. Now, after a week, he is not providing documents. Then I researched and came to know that land is government land, and he is an encroacher. He cheated me again. What I can do against him, kindly suggest.

You can leave lodge a criminal complaint against him with the local police for cheating, breach of trust and any other offence in order to put pressure on him.

You should have consulted an experienced lawyer before getting into this deal.

Absolutely Sir , I have taken consultation from local lawyer he said you have to check papers and all prior to giving money as there is no case made out against the cheater what to do.

You were advised to either lodge a criminal complaint or to file a suit for recovery of money on the basis of the evidence for having transferred money to him. by cancelling the sale agreement.

You may decide about the next course of action, if one lawyer in the local is not advising you properly  you may approach any other lawyer who will be able to take up the case.

Yes, you can initiate civil and criminal action for cheating.
