Cancellation of agreement

Hi,

I have entered into a sale agreement for my flat on a stamp paper. However, I have not taken any money and the agreement merely states that I will sell the property to him. I have now found a different buyer so I would like to cancel the agreement that I had made. Is there any legal implication?
