Builded floor's legality in delhi

Hi

I am planning to buy a 2BHk flat (Builder Floor apartment) in Mandi (chattarpur). But since lots of builder floors are being demolished  by govt lately, how to protect myself from buying disputed property. I have encountered properties with registry are also being sent notices for demolition in Chattarpur. Though the builders are saying bank loan and registry is available for Flat but I am not assured now seeing all this. From where could I retrieve the full knowledge on the legality of the registry? And how can I ensure that the property doesn't fall under NGT?   Would be a great help if someone could guide me on the same.

To protect yourself from buying a disputed property in Mandi (Chattarpur), follow these steps. -

You should not buy a builder floor in Chattarpur (Mandi) where the government is demolishing illegal constructions, as these actions target properties built on agricultural land or without proper approvals, making any purchase highly risky and likely to result in demolition of the purchased property itself. Instead, focus on legally recognized properties with verified titles and permits to avoid inheriting legal issues and financial losses. 

The Municipal Corporation of Delhi (MCD) has actively demolished illegal constructions, especially in areas like Mandi Gaon.

Some builders may try to lure buyers with cheap prices for properties in these unauthorized areas, but the risk of future demolitions is very high.

Review the approved building plans, floor area ratio (FAR), and any permits issued by the relevant government authorities before buying. 

Refrain from investing in any builder floor in an area with ongoing demolitions or where properties are built on land not meant for construction.
