Ancestral property division

Sir,

I have some immovable property consisting of agricultural land and house came through my father i.e. the whole property is ancestral. I have two sons and two married daughters. I wish to divide the property into five shares (one for me and my wife, two shares for my two sons, and two shares for my two daughters). Please clarify me the following:

 

Can I make a will dividing the property and get it registered. If so,

is it necessary to make shares in equal parts or with mutual consent between the parties (sons and daughters) can I divide the property according to my wish.

Is it possible to handover the possession of property to my sons and daughters during my life time. or it should be delivered only after my death.

kindly suggest me.

There is no need to make any  will as you say its your ancestral property then, all the children will get equal shares. If you want to seperate the shares now, you can make a settlement deed in respect of that.
